Kober House is a modern holiday house in the middle of Mullion on the Lizard peninsula, and for a family travelling with a dog it gets the basics right. The back garden is small but genuinely secure, so a dog can be let out without anyone standing guard, and the ground floor is laid with hard, dog-friendly flooring. The welcome pack has included treats for the dog alongside the usual milk and scones.
The location is the other strength. The village shop, the fish and chip shop and a couple of pubs are all within a short walk, Poldhu beach is about a mile away, and the coves and clifftops around Mullion Cove make for easy walks straight from the door. The house is warm, well equipped and comfortably furnished, with a particularly good kitchen.
There are caveats, and dog owners have raised most of them. The booking listing says only that dogs are welcome, while the information pack inside the house asks for dogs to be kept off the upstairs floor. That difference has caught people out badly enough to change whether they would have booked, so check it if your dog sleeps with you. The local park bans dogs from the grass, with a £1000 fine advertised at only one of its entrances and wardens patrolling the area. The garden's apple tree drops fruit through late summer, which brings wasps and needs clearing before a dog gets stung.
Upkeep is the weaker side of the property and the reviews are not uniformly glowing. Complaints recur about the small upstairs basin, a sticking bathroom door, sofas that are uncomfortable to sit on in the evening, and slow-draining showers, one of which backed up into the garden. At its worst the house has been found with mould in the fridge, dirty cutlery, a broken oven and no cleaning equipment. The driveway is narrow and shared, check-in is late at 5:30pm, and there is a demanding list of jobs to complete before check-out.
Best suited to a family who want a comfortable, walkable village base with a secure garden, and who will accept a house that is better on design than on maintenance.
