It is a static holiday home rather than a cottage, and guests who arrive expecting one and find the other are generally won over: the open-plan living, dining and kitchen space is bright and properly equipped, and the decking is the part dog owners keep coming back to.

That decking is dog-proof, so a dog can be out there with you off the lead while you take in the view. From the door there are woodland paths and open farm tracks with waste bins spaced along them, which makes the ordinary business of a dog holiday straightforward. The park carries the rest of the stay. There is a tavern serving food, a shop for basics and enough on site that a wet Borders afternoon does not mean driving anywhere. Jedburgh and its abbey are a short drive, Kelso and Melrose are comfortably within range, and the whole area is walking country rather than resort country.

The caveats are the ones that come with a park home. Fittings show their age in places - a broken toilet seat, an uneven paving slab on the path up to the steps, towels that could be better - and the site's internal road layout is genuinely hard to navigate on arrival, with no street names to go by, so read the written directions before you set off rather than after you are lost. Nothing here is a dealbreaker, but it is a value holiday home and it is priced like one.
